A hospitality real estate investment trust (REIT) engaged the team to assess and enhance its capital project management environment, including the governance, processes, controls, and systems used to deliver projects across its portfolio.
Through a comprehensive capital program diagnostic and the design and deployment of more than 15 PMIS modules, the team established a more standardized, transparent, and scalable framework for managing project planning, funding, execution, reporting, and oversight, improving visibility into project performance and supporting more effective decision-making.
Brief
A confidential large hospitality real estate investment trust engaged the team to assess and improve the way its capital projects were governed, managed, monitored, and reported across its portfolio. The client required a practical diagnostic of its existing capital delivery environment. The engagement also included design and implementation support for a project management information system (PMIS) aligned to how its business planned, funded, procured, executed, and closed out projects. The engagement focused on strengthening the connection between policies, processes, people, systems, data, methodologies, and reporting so the organization could gain better visibility into project performance, improve consistency across stakeholders, and create a scalable operating model for managing capital work. The assessment considered key functional areas including contracts, invoices, change management, risk management, project funding, asset management, cost controls, schedule management, procurement, forecasting, document management, governance, reporting, analytics, and project closeout.
What we did
The team conducted a diagnostic assessment of the client’s capital project management environment, reviewing current-state policies, processes, roles, systems, data structures, methodologies, reports, and control points. The review covered core business and project functions including contract management, invoice and payment administration, project funding, risk management, asset management, cost control, change management, procurement, schedule management, forecasting, document management, portfolio reporting, and project closeout. Based on the diagnostic findings, the team developed enhanced policies and processes, drafted detailed process narratives, and translated business requirements into PMIS design components. The engagement then moved from design into implementation support, including configuration input, workflow design, reporting requirements, user-facing process documentation, and deployment support. More than 15 PMIS modules were designed, developed, and deployed to support a more standardized and transparent capital project delivery environment.
Outcome
The engagement helped the client establish a more structured and technology-enabled foundation for managing capital projects across its hospitality real estate portfolio. Enhanced policies and detailed process narratives created clearer expectations for how projects should be planned, funded, procured, controlled, reported, and closed out. The deployment of more than 15 PMIS modules improved the client’s ability to manage key project functions within a more integrated operating environment, including contracts, invoices, funding, risk management, asset information, reporting, and related project controls. The work also supported greater consistency in project delivery practices, clearer governance and accountability, improved data capture, and stronger reporting for management decision-making. By linking diagnostic findings to practical system design and deployment, the client moved beyond an assessment exercise and established a scalable platform to support capital planning, execution, monitoring, and future continuous improvement.
