Brief
A Fortune 500 company was developing a new data center in the U.S. and required an integrated, construction-ready schedule to support delivery of the works. Given the complexity of data center construction, the schedule needed to clearly reflect sequencing, interim milestones, and key interfaces among various parties to support effective project controls and decision-making. The absence of a fully developed integrated baseline schedule and schedule updates presented risks to visibility of progress, forecasting, and downstream commercial management.
What we did
Our team supported the electrical subcontractor client by developing a detailed Primavera P6 construction schedule tailored to the specific requirements of the data center project. This included significant input from field personnel to structure the schedule to reflect its construction means and methods, key milestone sequencing, and critical interfaces, while aligning activities in the electrical subcontractor’s schedule with the general contractor’s integrated master schedule. The schedule was developed to support robust progress monitoring, facilitate monthly review of critical path changes and claims discussions, and ongoing project controls throughout the construction phase. Our team provided monthly schedule monitoring services in support of the electrical subcontractor’s contemporaneous discussions with the general contractor and owner regarding critical path project delays. Delays resulted from late Owner Furnished Contractor Installed equipment, weather impacts, stacking of trades, and other Owner changes.
Outcomes
The client received a comprehensive Primavera schedule that provided clear visibility of the construction sequence and commercial exposure for its own work. The schedule also enabled improved control over project-wide progress (i.e., for the electrical subcontractor’s work and for the general contractor’s integrated master schedule), supported informed decision-making, and established a robust baseline against which performance could be measured and managed for the duration of the project.
